We’ll send you some forms to fill in & we’ll need proof of ID & address. You can send Certified Copies or your actual documents via recorded delivery, we've never lost any documents, so please do not worry.

  • Acceptable forms of ID:
  • Passport (in date and in your current name)
  • Photo Driving Licence
  • Proof of Address:
  • Utility bill
  • Bank Statement

When we send you our Client Care Pack we’ll ask for £300 on account. This is the money we need to do the searches. This money is accounted for in the quote you have received from us.

Searches

All searches done for you to avoid any nasty surprises.

We will do the various searches so that you don’t have any nasty surprises such as Chancel Liabilities, who owns any accesses and who maintains these, if there are any mines or utilities under your land. Searches are essential so you know exactly what you are purchasing. Once these are all back from the relevant authorities we will send you a report. If we have any queries we send these to the Vendors Solicitor to be answered.

Contract and Transfer

We'll deal with the vendor's solicitor

These are to documents that we send to the Vendors Solicitor. If they are happy with these then we will arrange an exchange date.

Exchange

The exchange is where you can half breathe a sigh of relief. This is the legally binding commitment from yourselves to buy the property and for the Vendor to sell it to you. You cannot be gazumped after this stage. This does not mean the property is yours yet, but it means it will be!

This date, all being well, is around a week after the exchange. We liaise with the Buyer’s solicitor and once they have transferred the funds to our client account we arrange for the Buyer to pick up the keys from your agent and complete the sale. Of course you’ll need to leave us some fab feedback!
